In this second post, I’ll show you what my apartment looks like in numbers when tracked with Mono.
General
Type: T1 in Porto, Portugal (T1 = one-bedroom apartment, tipologia 1 in Portuguese)
Total sqm: 104 (64 indoor, 40 outdoor rooftop terrace)
It's a penthouse, and I count the rooftop terrace as part of the living space because the indoor and outdoor areas flow seamlessly through large terrace doors in every room.
Immovable vs. Movable
The Mono tracker separates items you track into two types:
Immovable → built-in elements like walls, floors, or electrical systems
Movable → furniture and equipment that you can take out or replace more easily
Good to know: Mono prioritizes movables. Many inspection apps stop at immovables, but as I’m preparing this unit as a furnished rental, I want everything — furniture included — tracked and inspectable. I’ll go deeper on this in my third post, where I compare Mono to its two closest competitors for DIY landlords.
Categories and Counts
Each item gets automatically categorized by Mono’s AI from the photos you take. (You can always edit categories later.)

If a cleanliness or condition rating drops below a threshold, Mono lets me escalate it into an issue that stays tracked until resolved.
Spaces: 9
Mono lets you define spaces however you like: entire rooms, outdoor areas, sections of a large room, or even a shelf. Whatever makes tracking easier.
Using Inspections
Now I can run Mono’s built-in inspections and invite tenants to review everything as needed.
208 items in total may sound like a lot, but inspections are guided room by room. I’m also considering adding a feature to exclude certain items from inspections to speed things up. What do you think?
